What a real concrete takeoff has to capture
Volumes by placement
Footings (spread, continuous, grade beams), slab on grade, slab on deck, walls, columns, pilasters, elevated slabs, curbs, and equipment pads — CY by mix design and PSI.
Rebar & embeds
Bar mark, size, length, count, and total tonnage from the rebar schedule. Reinforcement for footings, walls, columns, mesh in slabs, plus embeds, anchor bolts, and dowels called out on plans.
Formwork & finishes
Formwork SFCA by element, edge form LF at slabs, screed points, curing, joints, float and trowel finishes, and the sealer / hardener specs the arch and structural sets both reference.
What a good concrete estimator watches for
- Structural vs architectural. The structural sheets give you the real volumes; the arch tells you the finishes. Estimating off just one is how you miss equipment pads, housekeeping pads, and topping slabs.
- CSI Division 03. Formwork 03 11, reinforcement 03 20, cast-in-place 03 30, precast 03 40, plus 07 26 vapor barrier under SOG. The lines between them are where scope gets pushed to another sub — or back to you.
- Waste, laps, and pump. A takeoff that ignores rebar laps, concrete waste factors by placement type, and pump vs direct-chute access is a bid that turns into a change order.
- Deep foundations and vertical. Piers, caissons, grade beams, and elevated slabs each price differently. So do multi-lift walls with jump forms. A single "CY" row on a template flattens the risk.
