What a real drywall takeoff has to capture
Partition types & areas
Every wall type on the partition schedule — 1-hr, 2-hr, shaft, chase — measured in linear feet and converted to board area, one side vs both, deducting openings.
Board, track & accessories
5/8" Type X vs regular vs moisture-resistant, top track and bottom track by gauge, corner bead LF, control joints, J-trim, and metal framing where the sub is providing it.
Finish, tape & consumables
Level 4 vs Level 5 finish areas, tape and mud coverage, screws by the pound, and the add for waste — the numbers that decide whether the bid is real or optimistic.
What a good drywall estimator watches for
- Partition schedule vs plan reality. The schedule says one thing, the wall tags on the plans say another, and the RCP shows soffits nobody counted. Miss the reconciliation and you either over-buy board or come up short mid-job.
- Openings and returns. Every door and window is a deduction, but every opening is also J-trim or corner bead. Estimators who only deduct area and forget the trim LF give away margin.
- CSI 09 21 16 and neighbors. Gypsum board assemblies live in 09 21 16, with framing at 09 22 16, acoustical insulation at 07 21, and firestopping at 07 84. Scope creeps across those lines constantly on plan-and-spec bids.
- Ceiling drywall. Hard-lid ceilings, drywall soffits, and column wraps get missed because they're on the RCP, not the partition plan. They also get expensive.
