What a real sitework takeoff has to capture
Earthwork
Cut and fill volumes, stripping and topsoil respread, subgrade prep, structural fill vs common fill, rock excavation where geotech calls it out, and haul-off / import balance.
Utilities
Storm and sanitary sewer LF by size, depth, and pipe material; water main and services; manholes, catch basins, cleanouts, and fittings; trench excavation and bedding; connections to existing.
Paving, curb & site improvements
Asphalt and concrete paving SY by section, base course, curb and gutter LF, sidewalk SF, striping, signage, wheel stops, and site concrete pads. Landscape and irrigation scope tagged for the sub if it's carved out.
What a good sitework estimator watches for
- Earthwork balance. The plan says balanced site; the geotech says unsuitable soils in the south end. A template accepts a single CY. A good takeoff splits it into structural fill, common fill, and haul-off, at three very different unit costs.
- CSI Division 31 and 32 sprawl. Earthwork 31 20, excavation support 31 50, base courses 32 11, paving 32 12, curb 32 16, striping 32 17. Utilities move to Division 33 for water, sanitary, and storm — with the transition at 5 feet outside the building.
- Erosion control and permits. SWPPP, silt fence, inlet protection, construction entrance, dewatering allowances. Small line items that get missed on templates and cost real money when the site actually opens up.
- Existing conditions. Demo of existing pavement, removal of existing utilities, protection of existing trees, and abandonment of existing lines. If the civil demo plan isn't in the takeoff, it's coming out of margin.
